The conveyancing process typically takes around three months from offer agreed to completion, although this can very depending on individual circumstances. There are a number of key stages involved in the process, as outlined below, and it is important to maintain regular communication with both your solicitor and estate agent to stay informed and help ensure everything progresses as smoothly as possible.

The 10-Step Conveyancing Process for Buying a Property

1. Instruction

You choose your solicitor or conveyancer, provide your details, and formally instruct them to act on your behalf.

2. Initial Checks

Your solicitor will check your identity, source of funds, and any mortgage arrangements to ensure everything is ready to proceed.

3. Property Searches

Local authority, environmental, drainage, and other relevant searches are carried out to check for potential issues affecting the property.

4. Review of Contract & Title

Your solicitor will examine the draft contract and property title to ensure the seller has the legal right to sell and identify and restrictions or obligations.

5. Mortgage Offer

If you are getting a mortgage, your lender will issue a formal offer. Your solicitor will review it to make sure there are no issues.

6. Enquiries with the Seller

Your solicitor raises any questions about the property with the seller’s solicitor and requests additional documentation if needed.

7. Contract Exchange

Once all checks are complete, contracts are signed by both parties and exchanged. At this point, the agreement becomes legally binding, and a deposit is paid.

8. Pre-Completion Checks

Your solicitor confirms that all conditions are met, including final searches, mortgage arrangements, and any agreed works or conditions.

9. Completion

Funds are transferred, and ownership of the property is legally transferred to you. You receive the keys and can move in.

10. Post-Completion

Your solicitor registers the property in your name with the Land Registry, pays any Stamp Duty Land Tax, and provides you with confirmation of ownership.
